New way to prevent recurrent ear infections?

ScienceDaily (Oct. 30, 2012) ? Eliminating bacteria's DNA and boosting antimicrobial proteins that already exist may help prevent middle ear infections from reoccurring. These are the findings from a Nationwide Children's Hospital study that examined how an immune defense protein common in the middle ear interacts with a structure meant to protect a colony of bacteria.

The bacterium nontypeable Haemophilus influenzae (NTHI) causes a wide range of diseases of both the lower and upper airways, including middle ear infection. NTHI, like most other bacteria, can form a biofilm, a robust community of bacteria that allows the bacteria to evade the host's immune system and protects the bacteria from antibiotics and other therapies designed to kill them.

Human beta-defensin-3 is an antimicrobial defense protein expressed in the middle ear of humans and other mammals that kills both Gram-positive and Gram-negative bacteria. Previous research has shown that if expression of beta-defensin is disrupted, the host's ability to control the bacteria in the upper airway is altered and infection worsens.

Investigators in The Research Institute at Nationwide Children's Hospital hypothesized that human beta-defensin-3 might lose its power to kill NTHI if it got caught up within the extracellular DNA that makes up a biofilm's outer layer, thus preventing its contact with bacteria within the biofilm.

"Antimicrobial host defense proteins, like human beta-defensin-3, have been shown to bind to non-host DNA," says Lauren O. Bakaletz, PhD director of the Center for Microbial Pathogenesis "This interaction has an impact on the defense protein's ability to function."

Upon examining their animal model of middle ear infection, Dr. Bakaletz' team found that bacterial DNA and the animal's defense peptides were detected together in biofilms that developed during infection. Also, the defense peptide was predominantly co-localized with the biofilm's extracellular DNA.

When the team exposed the bacteria that cause ear infections to a concentration of human-beta defensin-3 that is typically detected in the a middle ear of a child with active infection, the peptide was able to kill 100 percent of the NTHI, but the killing stopped when extracellular DNA was introduced to the reaction.

"These data support the conclusion that the killing activity of the antimicrobial defense protein was decreased in an NTHI-induced biofilm due to its interaction with eDNA," says Dr. Bakaletz, who is the lead study author and professor of Pediatrics and Otolaryngology at The Ohio State University College of Medicine.

When they removed extracellular DNA from the biofilm, the killing activity of the defense peptide was rescued.

"The ability to restore antimicrobial defense protein activity is encouraging, since biofilms are resistant to most treatments, including traditional antibiotics," says Dr. Bakaletz.

Dr. Bakaletz says this study provides evidence for a new treatment regimen to target biofilms formed by NTHI during middle ear infection. One approach would be to deliver a therapeutic agent that can disrupt bacterial DNA, in conjunction with human beta-defensin-3 to the middle ear of a child with chronic, recurrent infection. Physicians could follow the same pathway used to target the middle ear during ear tube surgery, a common treatment for chronic ear infections.

"This approach would likely bolster the ability of the innate immune system to manage NTHI-induced biofilms, avoiding the need for antibiotics or empowering the use of antibiotics we already have in our arsenal," says Dr. Bakaletz. "Doing so could help diminish the recurrent nature of middle ear infection."

This colourful view of the globular star cluster NGC 6362 was captured by the Wide Field Imager attached to the MPG/ESO 2.2-metre telescope at ESO's La Silla Observatory in Chile. This new picture, along with a new image of the central region from the NASA/ESA Hubble Space Telescope, provide the best view of this little-known cluster ever obtained. Globular clusters are mainly composed of tens of thousands of very ancient stars, but they also contain some stars that look suspiciously young.

Globular star clusters are among the oldest objects in the Universe, and NGC 6362 cannot hide its age in this picture. The many yellowish stars in the cluster have already run through much of their lives and become red giant stars. But globular clusters are not static relics from the past -- some curious stellar activities are still going on in these dense star cities.

For instance, NGC 6362 is home to many blue stragglers -- old stars that really do succeed in passing for a younger age. All of the stars in a globular cluster formed from the same material at roughly the same time (typically, about 10 billion years ago for most globulars). Yet blue stragglers are bluer and more luminous -- and hence more massive -- than they should be after ten billion years of stellar evolution. Blue stars are hot and consume their fuel quickly, so if these stars had formed about ten billion years ago, then they should have fizzled out long ago. How did they survive?

Astronomers are keen to understand the secret of the youthful appearance of blue stragglers. Currently, there are two main theories: stars colliding and merging, and a transfer of material between two companion stars. The basic idea behind both of these options is that the stars were not born as big as we see them today, but that they received an injection of extra material at some point during their lifetimes and this then gave them a new lease of life.

Although less well known than some brighter globular clusters, NGC 6362 holds much that is of interest to astronomers and has been well studied over the years. It was selected as one of the 160 stellar fields for the Pre-FLAMES Survey -- a preliminary survey conducted between 1999 and 2002 using the 2.2-metre telescope at La Silla to find suitable stars for follow-up observations with the VLT's spectroscopic instrument FLAMES. The picture here comes from data collected as part of this survey.

The new image shows the entire cluster against a rich background of the carpet of stars in the Milky Way. The central parts of NGC 6362 have also been [studied in detail][1] by the NASA/ESA Hubble Space Telescope. The Hubble view shows a much smaller area of sky in much greater detail. The two views -- one wide-angle and one zoomed in -- complement each other perfectly.

This brilliant ball of stars lies in the southern constellation of Ara (The Altar). It can be easily seen in a small telescope. It was first spotted in 1826 by the Scottish astronomer James Dunlop using a 22-centimetre telescope in Australia.

ELIZABETH CITY, N.C. (AP) ? When the Bounty set sail last week, the captain running the ship made famous in Hollywood adventure films believed he could navigate around Hurricane Sandy and weather the storm. After two days in rough seas, he realized his journey would be far more difficult.

"I think we are going to be into this for several days," Robin Walbridge said in a message posted Sunday on the vessel's Facebook site, which reads like a ship's log of her activities. "We are just going to keep trying to go fast."

By Monday morning, the vessel had started taking on water, its engines failed and the crew of the stately craft had to abandon ship as it went down in the immense waves. One crew member died and Walbridge was still missing.

Most of the sailors were plucked from life rafts shortly after the ship went down, but Claudene Christian was found hours later, unresponsive and floating in the water. She was pronounced dead after being taken to a hospital, Coast Guard Petty Officer 3rd Class David Weydert said.

The rest of the crew was in good condition.

By the time the first rescue helicopter arrived, all that was visible of the replica 18th-century sailing vessel was a strobe light atop the mighty ship's submerged masts. The roiling Atlantic Ocean had claimed the rest.

The final hours of the HMS Bounty, as it was officially named, were as dramatic as the movies she starred in.

"When a crew decides it's safer in an inflatable than it is on deck, then you know she's in peril," said Bill Foster, mayor of St. Petersburg, Fla., a frequent winter port for the ship and where it had been expected to arrive in November.

The ship was originally built for the 1962 film "Mutiny on the Bounty" starring Marlon Brando, and it was featured in several other films over the years, including one of the "Pirates of the Caribbean" movies.

Rochelle Smith, 44, met Christian this summer when they sailed the HMS Bounty in Nova Scotia.

"She loved the Bounty. She absolutely loved it. She was so happy to be on it and doing something that she found that she loved to do," said Smith, a medical transcriptionist who lives in Thunder Bay, Ontario, Canada.

The vessel left Connecticut on Thursday with a crew of 11 men and five women, ranging in age from 20 to 66. Everyone aboard knew the journey could be treacherous.

"This will be a tough voyage for Bounty," read a posting on the ship's Facebook page that showed a map of its coordinates and satellite images of the storm. Photos showed the majestic vessel plying deep blue waters and the crew working in the rigging or keeping watch on the wood-planked deck.

As Sandy's massive size became more apparent, a post on Saturday tried to soothe any worried supporters: "Rest assured that the Bounty is safe and in very capable hands. Bounty's current voyage is a calculated decision ... NOT AT ALL ... irresponsible or with a lack of foresight as some have suggested. The fact of the matter is ... A SHIP IS SAFER AT SEA THAN IN PORT!"

But as the storm gathered strength, the Facebook posts grew grimmer. By mid-morning Monday, the last update was short and ominous: "Please bear with us ... There are so many conflicting stories going on now. We are waiting for some confirmation."

Tracie Simonin, director of the HMS Bounty Organization, said the ship tried to stay clear of Sandy's power.

"It was something that we and the captain of the ship were aware of," Simonin said.

Coast Guard video of the rescue showed crew members being loaded one by one into a basket before the basket was hoisted into the helicopter.

When they returned to the mainland, some were wrapped in blankets, still wearing the blazing red survival suits they put on to stay warm in the chilly waters.

"It's one of the biggest seas I've ever been in. It was huge out there," said Coast Guard rescue swimmer Randy Haba, who helped pluck four crew members off one of the canopied life rafts and a fifth who was bobbing alone in the waves.

A helicopter pilot said the waves appeared to be 30 feet high during the rescue. The Coast Guard said in a news release that waves in many places topped out around 18 feet.

The survivors received medical attention and were to be interviewed for a Coast Guard investigation. The Coast Guard did not make them available to reporters.

Gary Farber was watching crewman Doug Faunt's house while his friend sailed. He hasn't heard from Faunt directly, but made sure he relayed Faunt's Facebook postings he made as the ship went down, including "The ship sank beneath us, but we swam free and mostly got into two rafts."

"Doug is a jack-of-all-trades, but I am surprised he was able to get his cellphone and send messages as the ship went down," Farber said by telephone of his friend.

The mother of another crew member, 20-year-old Anna Sprague, said her daughter had been aboard the Bounty since May.

Mary Ellen Sprague, of Savannah, Ga., said she had spoken with her daughter twice but didn't know many details because her daughter, normally talkative and outgoing, was being uncharacteristically quiet.

"She's very upset," Sprague said by telephone.

The crew was eager to return to St. Petersburg ? and to calmer waters.

"I know they were very much looking forward to being here," said Carol Everson, general manager of the pier where the vessel docks. "They were very excited about coming down."

The Bounty's captain was from St. Petersburg, she said.

Wallbridge learned to sail at age 10, according to his biography on the Bounty's website. Prior to the Bounty, he served as first mate on the H.M.S. Rose ? the Bounty's sister ship.

"The ship was almost like his home," said Smith, who met Walbridge in 2010 when she sailed the Bounty. "That's where he spent most of his time was aboard the ship. He was so full of history and so interesting to talk to. And he knew his sailing stuff."

A man who answered the door at a home listed as being owned by the captain and his wife said: "Not a good time," and closed the door.

(AP) ? Tom Crean didn't really understand what he was getting into when he took the Indiana job four years ago.

Now, the mess is gone. Just look at the Hoosiers.

They are the top team in the Big Ten and Cody Zeller is the Preseason Player of the Year, according to a vote by conference media, results that were hardly surprising given their jump last season.

All the Hoosiers did was orchestrate a 15 1/2 -game turnaround that matched the biggest in Big Ten history, going 27-9 on the way to the Sweet 16.

It's fair to say they've come a long way since Crean took over for Kelvin Sampson in the wake of the phone-call scandal that gutted the program.

"We had hit rock bottom," he said Thursday at Big Ten media day. "We had all kinds of issues that were inside the program. You don't take the job at Indiana thinking you're going to deal with what we were dealing with, but we did. And we weren't going to leave. That wasn't an option."

Crean said he actually had a chance to leave after his first season at Indiana, a 6-25 nightmare in 2008-09 that included a 1-17 conference record, and he would have earned what he was making in his previous job at Marquette. It took him "about 10 seconds" to say no.

Now, the Hoosiers are back on top in a conference that appears to be loaded.

Michigan and Ohio State were picked to finish second and third after sharing the regular-season title with Michigan State last season, and the way Crean sees it, those three are the teams to beat until someone unseats them.

The Hoosiers have as good a chance as any, with the 6-foot-11 Zeller back after averaging 15.6 points and 6.6 rebounds as a freshman. He was a unanimous pick for the preseason all-conference team, with Michigan's Trey Burke, Ohio State's Aaron Craft and Deshaun Thomas, and Penn State's Tim Frazier also making it.

"The target of being an Indiana Hoosier has never changed," Crean said. "Indiana is synonymous throughout the country for being known for a lot of things in basketball. It was always a big, big game. It was always a big deal when you were playing Indiana or Indiana was coming to town. And I think that hasn't changed. Will it grow some? Maybe. But I think the bottom line is a year ago, when there really weren't those outside voices talking in a totally positive light where the team was at, that didn't phase them. They continued to work."

The Hoosiers are facing no easy task.

Michigan is right there. So is Ohio State, even if its best player (Jared Sullinger) and one of its all-time leading scorers (William Buford) are gone after a Final Four run.

The Buckeyes still have three starters back. And Michigan State coach Tom Izzo likes his team's chances even though Draymond Green is gone.

"We have a chance to put together a pretty good team, and unfortunately it's in a tough conference this year and that's going to make a difference," Izzo said.

Strength of the conference was a big theme on Thursday, only this year it seemed like something more than coach-speak. There seems to be some weight to it.

"We're going to have to back it up," said Wisconsin coach Bo Ryan, whose team is coming off a 26-win season and Sweet 16 run. "We're going to have to play well, that's for sure. There are certain teams now in our league that have that 'X' mark on their back, but that's good. I think that's good, that quality competition, that interest, the outside interest of people saying, "Well, we think this team is pretty good." This team is pretty good. That's OK, that's great for the league."

For Indiana, it's been a tough climb back toward the top. The Hoosiers won just 10 games in Crean's second season and 12 in his third, before turning it around a year ago. Zeller's arrival was the extra kick the program needed.

"It's pretty crazy to think about how far we've come," senior Jordan Hulls said. "It speaks volumes of how Coach Crean and his staff have really instilled their lives into getting Indiana basketball back to where people are used to seeing it. Being part of the losing seasons and then now, last year having a pretty good year and then expectations for this year, it's pretty cool to be a part of that."

It's a boy! Greenville Zoo introduces baby giraffe Kiko - WBTV 3 ...

GREENVILLE, SC (FOX Carolina) -

Break out the blue ribbons and balloons, because the newborn giraffe at the Greenville Zoo is a boy named Kiko, officials announced Wednesday.

Autumn, the zoo's 6-year-old Masai giraffe, went into labor just before 11 p.m. Monday, according to Greenville Zoo Director Jeff Bullock. About 50 minutes later, Kiko arrived. He said the calf was walking by 12:45 a.m. Tuesday, and nursed for the first time just before 2 a.m.

Bullock stood in front of the zoo's giraffe exhibit and revealed details surrounding the birth of the calf during a press conference, including the angst felt by not only zoo keepers, but also from people around the world. Webcams installed at the zoo allowed nearly a million people across the United States, Canada, the United Kingdom, Sweden, Germany, Japan, New Zealand, Finland and France to witness the birth.

"From Facebook posts, we were able to see people worry before it took its first breath, before it took its first step, wondering if it was going to nurse," Bullock said. "These are things that the zoo keepers deal with on a regular basis."

Veterinarians examined Kiko on Wednesday, and said the newborn is about 5'8" tall and weighs about 118 pounds. They said Kiko may grow to be as tall as 16' and weigh about 2,600 pounds.

"From everything we can determine, he is a happy, healthy baby giraffe," Bullock said. "Autumn's instincts as a mother were perfect. Although she was surprised in the beginning, being her first calf, she quickly let instincts take over, cleaned up the calf, helped it to stand, helped it to nurse and has been an attentive mother ever since."

Bullock said they will keep Autumn and Kiko separate from the father giraffe, 7-year-old Walter, for about four weeks to allow the baby to nurse uninterrupted. He said that during this time, mother and son will switch off exhibit time with the father. He said ticket booth workers will keep visitors informed about which giraffe is on exhibit during their visit.

Kiko, which means Autumn's child in Swahili, was picked from a list of names that were submitted during a contest on WMYI-FM. The radio station will now work to coordinate a baby shower for the new family.

An unofficial poll on foxcarolina.com revealed that 53 percent of users were hoping Autumn would have a girl, while 47 percent were hoping for a boy.

Bullock said one of the best results of the whole experience was education.

"It was amazing the number of people that started looking up information, learning everything they could about giraffes," Bullock said. "So, it's been a great opportunity to not only introduce people to the Greenville Zoo and our giraffes, but [also] to get them thinking about animals and conservation."

Autumn is on a breeding loan from Boston's Franklin Park Zoo. She was paired with Walter, which is from the San Diego Zoo. According to an agreement, Franklin Park Zoo now owns Kiko. He will likely be moved to his new home after about a year. Autumn and Walter's second calf will go to the San Diego Zoo and the pair's third calf will remain at the Greenville Zoo. Bullock said he would expect to see another calf from the pair in about two years.

"Walter and Autumn, even though their status is on-loan, folks can expect to see them permanently here at the Greenville Zoo," Bullock said.

Giraffes are the tallest land animal in the world, and have one of the longest gestation periods of any mammal - 15 months. They also give birth standing up.

Miesha Tate pushes for Zoila Gurgel to get better Bellator billing

Former Strikeforce bantamweight champion Miesha Tate is not afraid to speak her mind. Last week, she caused a stir when she said there are circumstances where it's acceptable for a man to hit a woman. This week, she's speaking up on behalf of Bellator flyweight champion Zoila Gurgel.

Despite holding a belt and fighting near her hometown, Bellator has placed Gurgel's non-title bout with Casey Noland on the untelevised undercard. For good reason, Tate was annoyed by this and tweeted Bellator president Bjorn Rebney.

Tate sent several more tweets like these and encouraged her followers to tweet Bellator and Bjorn Rebney until they put Gurgel on the main card. Rebney explained his reasoning to MMA Fighting.

"Zoila's been plagued by injury after injury over the last 19 months, having not fought since March, 2011," he wrote. "We felt that the best road back for her did not include rushing her into a major fight against one of the top-ranked women in the world. This is not a world title fight as it's made significantly north of the 115 weight limit where she holds our title. Depending on how Zoila feels and performs on Friday, we can then determine the next appropriate step back."

But that doesn't explain why a champion isn't on television. Brian Rogers is not in a "world title fight," nor is he part of the Bellator tournament bouts that will be aired, but he's on the televised card. When fellow champions Michael Chandler and Ben Askren fought non-title bouts, their fights were on the main card.

When Tate spoke on men hitting women who hit them first, she was railing against a double standard. It looks like she's still fighting one this week.

Teacher's aide suspended after '65 murder revealed

Paula Baniszewski was charged with second degree murder for the death of a 16-year-old girl who lived in her home. She changed her last name to Pace and moved to Iowa where she worked as a teacher's aide. She was recently found out.

The Grundy County Sheriff?s Office in Iowa received an ominous voice mail earlier this month: A teacher?s aide at the local high school was a member of an Indianapolis family that tortured and killed a girl in 1965.

Paula Pace, the caller said, was actually Paula Baniszewski, who was 17 at the time of the killings and the eldest of seven children. She started working at the school district in 1998 and was, most recently, an aide to a high school counselor.

Confirming Pace's original identity, the school district suspended her.?

Pace was mostly quiet and kept to herself at work, according to WHO-TV. But in 1965, prosecutors painted her as one of the ringleaders in the torture of Sylvia Maria Likens, a 16-year-old who moved in with the Baniszewskis while her mother was on the road as a traveling entertainer, according to the Indianapolis Star.


Gertrude Baniszewski was a single mother with seven children ? Paula, 17, Stephanie, 15, John, 12, Marie, 11, Shirley, 10 and James and Dennis, 18 months. She needed money and suggested to?Sylvia?s father that Sylvia and her sister Jennie move in ? provided he pay $20 a week.

But when the girls? father failed to pay as promised, Gertrude Baniszewski paddled the girls.

The abuse escalated sharply, and Sylvia bore the brunt of it, most of it in the basement of a home described by the Indianapolis Star as "a rundown, gray frame rental house."

The Baniszewskis beat, belted and burned her. They dropped her into a tub of scalding water, then rubbed salt into her raw skin. They burned her skin with their cigarette butts. (An autopsy revealed burns across her body -- "Everyone but the baby" burned Sylvia, 12-year-old John told police, according to the Indianapolis Star).

Other reports say the family forced Sylvia to strip in front of neighborhood boys and masturbate with a coke bottle.

Gertrude Baniszewski, then 37, and 12-year-old John would force her to eat her own feces.

Five days before she died, according to a 1965 story by the Indianapolis Star, Gertrude Baniszewski ordered one of the neighbor boys to etch, with a three-inch, red hot needle, ?I am a prostitute and I'm proud of it? into Sylvia?s stomach. That was punishment, allegedly, for having spread rumors that the elder two Baniszewski girls, including Paula, were prostitutes.

When Sylvia died after being brutally beaten five days later, her sister, Jennie Likens, whispered to police, ?Get me out of here and I?ll tell you everything.?

The Baniszewskis were tried together and in 1966, Gertrude Baniszewski was convicted of first-degree murder. Paula was found guilty of second-degree murder. Both were sentenced to life in prison in Indianapolis.

John Baniszewski and two other boys ages 16 and 15 were convicted of manslaughter. They were released on parole in 1968.

In 1971, the Indiana Supreme Court overturned the convictions, saying jurors had been prejudiced by publicity and that the trials should have been held separately.

Gertrude Baniszewski was convicted of first-degree murder again at a second trial. She was paroled in 1985, changed her name to Nadine Van Fossan and moved to Iowa. She died in 1990.

Paula, however, pleaded guilty to voluntary manslaughter to avoid another trial.

The Indiana Department of Corrections records indicate she was sentenced in August 1971 to a sentence of two to 21 years. She escaped in 1971 but was recaptured.

Paula, now 64, was released from prison in 1972. She was living in Iowa in the mid-1980s, according to a man who grew up with her three sons. Paula, he said, was also very close with his mother. He asked that NBC News not use his name.

He said he received a Facebook message a month ago, detailing Paula's previous life.

?We?re just sickened by it,? he said.

He doesn?t know who sent him the message but assumes it was someone he knew who opened an account under an alias. He said his family did not approach the police.

Paula was stern, he said, but did not discipline her children physically.

?She took care of the kids. She made dinner every night," he said. "She was like a normal person. If we wanted to go outside and play, she?d let us, and maybe she?d come out and mess around and play, joke around. She seemed like she was having a good life.?

Gertrude Baniszewski moved in with her daughter in the mid-1980s, he said. She was quiet and reserved ? but she also made him nervous.

?She was kind of scary ? her presence was scary,? he said. ?Her eyes were sunken in, and her face was very slender. There was a skeletal impression in her face.?

Sylvia Likens' death at the Baniszewski house has been made into a television drama, "An American Crime," and was the premise of "The Girl Next Door," by Jack Ketchum.?

How To Get In On A Pre-Construction Deal - Business Insider

We?ve already written about the perks (and perils) involved in buying pre-construction, noting that the earlier you buy, the better deal you will probably score (unless, of course, the bottom falls out of the real estate market while you're waiting a year or two to close...or you buy a lemon).

Problem is, most properties listed on real estate sites, even listings for early-development, are past the phase when you can secure early savings. So how do you, a non-insider, get in early?

We polled some NYC real estate experts for their recommended approaches to tracking down pre-construction bargains and negotiating the best deal.

1. NYC.gov listings
The absolute first way to learn about pre-construction is through the NYC.gov website. Developers have to file their intent to build with the city so that?s the earliest information available anywhere.

You can use the database to check in on an empty lot to see which developers are filing permits to build, says Noah Rosenblatt, a real estate broker and founder of the real estate analytics website UrbanDigs, but remember that "you're looking two-to-three years or more ahead into what may ultimately hit the market," he says.

Here?s how to navigate the site:

Go to the ?Buildings Information System,? page.
Choose option D from the ?BIS Menu,? which is ?Building on My Block.?
Just type in your district number and search. A list of all planned buildings will come up. (You can find out the various district numbers on the nyc.gov website, too.)
While these lists are a helpful starting point--and show you which lots are in play--they don't offer total transparency.

"Some developers might file an LLC and you won't know who it is," says Deanna Kory of the Corcoran Group.

2. Pound the pavement

This may be the most tiring method but, hey, at least you?ll get some exercise. These neighborhoods have the most preconstruction, according to Kory.

Brooklyn
If you?re interested in a neighborhood, walk around, get the developers' information off the construction site.

You can also enter the address of a construction site into the AG?s offering plan database to find out about the site and the developer. It will even give you details on other sites that a specific developer has worked on, which will help you research the developer?s track record.

3. Work the phones

Now it's time to contact the developer directly.

"When you see a site you may be interested in, call the number on the signs or do some research to find out who the developer or marketing agent is and register with them immediately ," says Stephen G. Kliegerman, President of Halstead Property Development Marketing.

You may be told that the developer is not be ready to market the property yet, says Paul Zweben of Douglas Elliman.

Find out when to check back and mark your calendar.

4. Real estate website listings

Cold-calling can make you feel active, but until the developer is ready to market a property, it?s a dead-end.

Some developers will only speak with you when the building has a deal with a brokerage firm. A lot of the bigger brokerage firms, like Douglas Elliman, Halstead or Citi Habitats will have new development listed right on the homepage.

Brian Morgan, a broker at Citi Habitats who works on the sell-side of pre-construction, also suggests checking out the Real Deal's website, which features news about pre-construction properties. Sites like Curbed and StreetEasy's Coming Soon section in New Devs can be helpful, too.

Listings can range from buildings two-to-three years away from opening to buildings that already have several units sold (and currently selling!).

5. Specialized brokers

?Align yourself with a local broker who is knowledgeable in the market,? Morgan suggests. Brokers get all the listings and often have relationships with other brokers or with developers? brokers, and they can help track down a specific property or help with negotiating at the end.

?You need an advisor and someone with expertise [in new construction]," says Zweben.

Having a specialized broker can cut out a lot of work for you.

"Halstead and Brown Harris Stevens brokers receive a monthly update from their development divisions informing them of all upcoming developments so those brokers know whom to contact often before any other firm," says Kliegerman.

Brokers can also give you information a particular developer's track record, and can help you come up with questions to ask when you?re buying something that hasn?t been built yet.

6. Find the best deal for you

If you buy in the first phase of construction, you can save 5-15 percent off of what the apartment will be offered at later in the process. But the "best deal" will largely depend on your point-of-view as a buyer -- some people want the penthouse or a fantastic view, which often are made available until later down the sales pipeline, when they can command the highest price.

If you're looking at the property as an investment piece, consider a unit that's "scaleable," Rosenblatt suggests. "Buy a one-bedroom with a large dining area that can easily be converted to a two-bedroom that rents or sells at a higher level."

7. Pay cash if you can--and negotiate, negotiate, negotiate

If you're an all-cash buyer--or have a big downpayment--you may have more than the usual amount of leverage at the preconstruction phase, says real estate broker Mike Akerly, who has significant experience representing condominium developers.

In the current market where new construction is in high demand, developers may be particularly aggressive with pricing, and "there may not be comparable sales to justify the prices they hope to get," says Akerly. That could lead to appraisal problems with the buyer's bank, who may only agree to lend up to a lower percentage of appraised value.

Thus developers may particularly favor all-cash buyers (who don't usually ask for an appraisal contingency) as well as buyers who can put down high down-payments if the appraisal comes in low, says Akerly, because "once these buyers close in the building, they set the new comps for future sales, thus making it easy for the developer to set a new baseline for pricing."

Your cashola leverage might be helpful in negotiating concessions, snagging a particularly desirable unit--or even negotiating on preconstruction price.

"If the comps show that the per-square-foot-price should be $850, but the developer is asking $1,000 per square foot, the developer may be thrilled with an early cash buyer who comes in at $925 because it sets the floor for future negotiations," says Akerly. "That basically erases the old $850 per-square-foot comps outside of the building and sets a new floor of $925 inside the building without worrying about appraisal issues. The developer will then hope they can build off that number for future sales."

As for concessions, they aren't as common as they used to be (see "Concession Update: What developers are giving and how to get it.") in the current market, but real estate attorney Sandor Krauss tells us he's still seeing sponsors paying transfer taxes and attorney fees. Akerly says the first place to start your negotiations is making sure you understand the fees laid out in the offering plan.

"Besides the ones most buyers have become familiar wtih--such as transfer taxes and attorneys fees--some developers will throw in interesting ones ranging from 'offering plan drafting recoupment fees' to 'creation fees' to 'oven installation fees'. No joke on the last one," he says. "These are the first places to start your negotiation."

Finally, he says, if you're not cash-rich and you're in a competitive bidding situation, keep in mind that "developers focus on their net proceeds from the sale," says Akerly.

"Instead of asking for something like a closing cost concession--which means the developer credits you for something at closing, lowering his net proceeds--consider asking him to raise the purchase price dollar-for-dollar with your closing cost request," he suggests. That way, in addition to addressing your liquidity issue, "the developer doesn't lose out and your bid stays strong."
